Description: This 6.81 Acre property is located on Brattons Run. The property is just outside Goshen in Rockbridge County, Virginia. This secluded, wooded lot is perfect for building on or keeping as an investment.  Historically, Rockbridge was known as a location of Alum Springs, a source of mineral-rich waters used to relax and heal. This property will serve the same purpose. You will be able to enjoy thousands of acres of both private and public hunting grounds, as the property has direct access to the George Washington National Forest, as well as Virginia Game Commission Land. Lakes Merriweather and Moomaw are both within an easy drive for fishing and boating. You will have easy access to vineyards, ski resorts and small town charm. If you’ve been searching for a large, private piece of property to help you get away from the busy life, search no further. This property is ideal for everything you need to relax.

The Virginia Department of Game & Inland Fisheries control some land near this property. Two large parcels of mountain land, nearly equal in size and with many of the same features, join at the Maury River southeast of Goshen to form the Goshen and Little North Mountain Wildlife Management Areas. With a total of 33,697 acres, no other Department management area offers such spacious opportunity to enjoy the out-of-doors. The area offers the opportunity to hunt deer, bear, turkey, grouse and squirrels. Rabbits are found in the limited suitable habitat.

The adjoining George Washington National Forest provides expanded opportunity for hunting, fishing and other outdoor activities. Hiking to reach some of the spectacular vistas overlooking the Shenandoah Valley is a challenging opportunity. Wildlife viewing and nature photography are other popular activities. The George Washington National Forest affords virtually every type of outdoor recreation activity you can imagine. Hiking, mountain biking, camping, and fishing are the most popular activities; but don’t forget bird watching, horseback riding, photography, orienteering, and cross-country skiing. Or just spend a lazy day sunning on a beach or warm rock.

Part of the Goshen Boy Scout Reservation and made available to public access, Lake Merriweather is a thirty minute drive away. A 450 acre reservoir located in Goshen, Virginia, Lake Merriweather has a variety of sportfish to target. They include largemouth bass, black crappie, channel catfish, sunfish, and common carp. Lake Merriweather is a fairly shallow reservoir with depths averaging four feet throughout much of the lake with max depths near the dam measuring 20 feet. Anglers fishing from boats should target docks, sunken trees and stumps, and the stream channel. Woody debris scattered along the east shoreline can also be very productive. Anglers fishing from shore can only target the emergency spillway area (see map below). Despite the lack of shoreline access, this area holds high numbers of largemouth bass, crappie, and sunfish as well as an occasional channel catfish.

An hour and a half away, you can fish Lake Moomaw, the second largest impoundment in western Virginia. It covers 2,530 surface acres and has a maximum depth of 152 feet. The lake was stocked with thousands of largemouth bass, bluegill, redear sunfish, and channel catfish in 1980. The Jackson River was already home to wild populations of smallmouth bass, rock bass, and chain pickerel, so it was understood that these species would acclimate to their new surroundings. Black crappie and yellow perch were later additions to the fishery. Lake Moomaw is also known for its trout. A layer of cold, oxygenated water lies 15 feet below the surface. It is in this zone that stocked rainbow, brown, and brook trout thrive.
